1. What is my home really worth right now?
Online estimates are a starting point, not an answer. A real comparative market analysis looks at homes like yours that recently sold nearby, what is competing with you today, and the condition and features that set your home apart. That number is the foundation for every other decision.
2. How should we price it?
Pricing is strategy. Price too high and your home can sit while buyers watch it go stale; price right and you give buyers a reason to act quickly, which often leads to stronger offers. We will look at where buyers are searching and set a price that puts you in front of the right ones.
3. When is the best time to list?
In many Maryland markets more buyers are out in spring, but the best time for you depends on your neighborhood, your next move and how much competition is on the market. Sometimes listing when fewer homes are available works in your favor.
4. What should I fix, and what should I leave alone?
Small, inexpensive fixes like paint touch-ups, leaky faucets and burned-out bulbs usually pay off. Big renovations right before selling often do not. I will walk your home with you and give you a prioritized list so you spend money only where buyers will notice.
5. Should I stage my home?
Buyers need to picture themselves living there. That might mean full staging, or simply decluttering, rearranging a room and adding fresh touches. The goal is clean, bright and spacious, especially in the photos buyers see first.
6. How will my home be marketed?
Ask any agent for a specific plan. Mine includes professional photography, a strong launch on the MLS and major home search sites, promotion to local agents and their buyers, and social media. You should know exactly how your home will be presented and to whom.
7. What will it cost me to sell?
Beyond commission, sellers can have closing costs, any agreed repairs or credits, and Maryland transfer and recordation taxes, which vary by county and how they are split. Ask for an estimated net sheet before you list so you know what you will walk away with.
8. Should I buy first or sell first?
It depends on your finances and comfort with risk. Selling first gives you a clear budget; buying first avoids a temporary move. There are options in between, like negotiating extra time after settlement. We will map out the path that fits your situation.
9. How will showings work?
We will set a showing schedule that works for your household, with notice before each visit. Keeping the home show-ready for the first couple of weeks matters most, since that is when interest is usually highest.
10. What happens after we get an offer?
We compare offers on more than price: financing, contingencies, settlement date and terms. Once you accept, there is typically a home inspection, an appraisal if the buyer is financing, and then settlement. I keep you updated at every step until the keys change hands.
Frequently asked questions
How long does it take to sell a home in Maryland?
It depends on price point, location, condition and the season. Before you list, I will show you how quickly comparable homes in your neighborhood have been going under contract.
Do I need to make repairs before selling?
Not always. Some sellers sell as-is, others make targeted fixes. After walking your home, I will tell you which repairs are likely to pay off and which are not worth it.
Is a home value estimate from Joanie really free?
Yes. There is no cost and no obligation, whether you plan to sell next month or next year.
